Powder Springs Stormwater Duties for Commercial Owners

Under the city’s post-development stormwater agreement, the property owner must keep the site’s storm drains, pipes, and water-quality units working. Inspect them every year and keep the inspection and repair records, because the city can ask for them. If the work is not done, the city may do it 30 days after a certified-mail notice, or within 24 hours if it is a danger, and bill the owner. Work left undone is billed to the owner.

Questions

Frequently Asked Questions

Commercial plumbing, commercial electrical, commercial HVAC, commercial painting, commercial flooring, preventive maintenance, facility management, commercial roofing, fire sprinkler inspection, restaurant equipment repair, commercial cleaning, mold remediation, and commercial landscaping.

Where the city applies its Design Guidelines, adopted October 7, 2024, to a commercial project, roofs are asphalt shingle, tile, or standing-seam metal with at least a 30-year manufacturer’s warranty, and flat roofs are screened by a parapet on street-facing sides. Painting brick is barred unless it is damaged beyond repair, and metallic, primary, fluorescent, and black facade colors are ruled out. Check your plan against that list first.

Powder Springs has no fire marshal of its own for building work. The Cobb County Fire Marshal’s Office reviews plans, runs fire and life-safety inspections of existing buildings, and issues Certificates of Occupancy jointly with the city’s building department. That means a certificate depends on two offices signing off, so allow time for both before an opening date.

Since the city sold its water and sewer systems to Cobb County on June 25, 2019, its buildings fall under the Cobb County Water System’s backflow program. Every installed assembly must be tested at least annually, and again after installation, repair, or replacement, by a licensed tester registered with Cobb County. Each test report filed carries an $8 fee.

On June 16, 2022, the National Weather Service logged 1.25-inch hail 1.5 miles south-southwest of Powder Springs, near Meadows Road and Chads Park Drive. The Weather Service counts hail of 1 inch or larger as severe, and IBHS notes roof-mounted HVAC equipment can be severely damaged, most often condenser coils and fan blades.

Call or send a message with the building and the work you have in mind. That is all it takes to get started.
