Vendor oversight with quality checks, schedule management, and trade compliance, so outside work meets your standards.

Capital planning with budgeting, replacement planning, and cost-benefit reviews, so major spending is planned before equipment fails.
Why Us
Managing vendors, budgets, and several sites takes time a facility team rarely has. Here is what to expect from each visit.

Questions
Look for repairs that keep getting put off, work orders nobody tracks, several vendors with no one coordinating them, and more than one site to cover. The Government Accountability Office notes that putting off maintenance creates a backlog and higher future costs. Moving from fix-it-when-it-fails to a preventive maintenance schedule is usually the first step.
Facility support begins with a review of the sites, the vendors, and the scope, and approved work is quoted before it starts. We coordinate and oversee your vendors, covering quality assurance, schedule management, and trade compliance. Budgeting, cost tracking, and reporting stay transparent, so you see what each site costs. You review the work, receive the invoice, and the job is closed out with its records.
Cost follows the number of sites, the number of vendors and trades, and how much of the building is under contract. Maintenance contracts range from whole-building coverage to single-equipment contracts to inspection-only. A 1990 National Research Council committee put routine maintenance and repair at 2 to 4 percent of replacement value per year for a large inventory. DOE’s guide cites savings up to 12 to 18 percent from preventive work.
The Facility Condition Index divides a building’s total deferred repair needs by its replacement value, and GSA calls a building in good condition at 10 percent or less. Our building assessments cover HVAC, electrical, plumbing, roofing, and life safety. That puts commercial HVAC equipment and commercial roofing on the same capital plan.
It depends on priority. One federal guide ranks maintenance from emergency, meaning risk to life, health, or safety, and urgent, meaning continuous operation is at risk, down through routine, discretionary, and deferred. Emergencies like a failed system under fire sprinkler inspection come first, and routine work is planned around the building’s schedule.
