Atlanta’s Energy Audit Rule for Large Buildings

Atlanta’s 2015 energy ordinance, now more than ten years old, makes the owner of a commercial building over 25,000 square feet report energy and water use each year. Each covered building also needs an energy audit of its heating, cooling, and lighting systems every ten years. The audit lists improvements, but you choose which ones to carry out. Look up your building’s Atlanta Building ID to find its audit year.

Questions

Frequently Asked Questions

Commercial plumbing, commercial electrical, commercial HVAC, commercial painting, commercial flooring, preventive maintenance, facility management, commercial roofing, fire sprinkler inspection, restaurant equipment repair, commercial cleaning, mold remediation, and commercial landscaping.

A missed benchmarking or audit deadline brings a written warning first and then a $1,000 fine, and each year of non-compliance counts as a separate offense. The rule covers commercial buildings over 25,000 square feet inside the city limits. Decide who files the report before the year begins, because the fine repeats every year.

Every food service facility on Atlanta’s sewer system needs a City grease permit and inspections. The fee follows the trap count, starting at $300 for up to 5 grease traps to $2,400 for 36 to 40. The City also field-checks existing traps before it approves plans, so count your traps before you budget.

Every commercial water customer on the City’s system needs a backflow prevention assembly installed and tested before the business opens. A test counts only when a tester on the City’s registered list performs it and files it through the City’s SwiftComply system, which charges a fee for each passing report. Confirm a tester is on that list before you book.

Hurricane Helene gave the city a record 11.12 inches of rain in 48 hours in late September 2024, with flash flooding and widespread power outages. FEMA warns that short circuits in flooded electrical systems are a fire danger and that flooding can push sewage back up through drain lines. Check electrical gear and floor drains first.

Call or send a message with the building and the work you have in mind. That is all it takes to get started.
