In the Area
In Chamblee, renovation or repair of any existing building other than a detached house is checked against the building’s fair market value. Once three years of cumulative work reaches 30 percent of that value, the owner must bring the streetscape up to code. At 60 percent, building architecture, dumpster enclosures, and parking-lot planting follow, and at 70 percent the rest of the development code applies. Add up three years of work before planning the next phase.

Every property pays a stormwater utility fee on its DeKalb County property tax bill. Commercial property is billed one unit per 2,500 square feet of hard surface at $120 a unit a year, which replaced a $48 rate in 2023, so a 460,000 square foot big-box site pays $22,080 a year. Credits of up to 40 percent are available for qualifying runoff controls built to the 2016 Georgia Stormwater Management Manual.
A commercial roof replacement needs a city permit of $200 and a $25 technology fee, signed by the property owner or backed by an owner permission affidavit, with roof plans and the Redevelopment Assessment form. The city can also ask for an asbestos report. Mechanical, electrical, and plumbing permits are a flat $80. Have the owner’s signature ready before the application.
The city charges $150 to review a fire alarm or sprinkler plan for a building under 12,000 square feet and $225 over 12,000, $150 for a kitchen-hood suppression plan, nothing for the second submittal, and $100 each for the 50, 80, and 100 percent fire construction inspections. The fee schedule was adopted December 16, 2025, and all of these permits go through the city portal.
On February 28, 2024, a thunderstorm gust of 71 mph was measured 2 miles west-northwest of Chamblee and 63 mph at DeKalb-Peachtree Airport, above the 50 to 60 mph NOAA classes as damaging. Golf-ball hail, 1.75 inches, fell at Chamblee on February 18, 2009, more than ten years ago, and quarter-size hail fell at the I-85 and I-285 interchange in Doraville on August 1, 2019. Note the condition of roof edges and rooftop units after any gust of that size.
In Doraville every project gets city plan review and every permit needs a notarized owner affidavit. Under the fee schedule adopted September 16, 2026, a commercial roof permit is $350, a sprinkler or alarm system permit $350, a kitchen-hood suppression permit $150, and a mechanical, electrical, or plumbing permit $100, with a $75 application fee listed in the same schedule.
