Why Us
Painting an office or common area happens around the people who use it. Here is what to expect from each visit.

Questions
Tape adhesion tests at several spots, and a chalk test outside, show whether the existing paint is still sound. Widespread poor adhesion calls for restoration instead of a standard repaint. High-use areas such as hallways and restrooms are usually repainted more often, and periodic inspection of painted surfaces fits a preventive maintenance program. Moisture intrusion or failed caulking should be corrected first, which can bring in commercial roofing work.
Painting requests are reviewed for scope and location, and approved work is quoted before it is scheduled. Surface preparation comes first, and the level of prep is chosen by weighing appearance against cost. One federal facilities paint specification calls for lead testing of existing finishes before sanding or scraping. The finished walls are documented, you review the work, and the invoice closes the job out.
The prep level, the number of colors, and the finish all matter, since more colors slow the work and deeper colors raise material cost. Drywall repairs add to the scope, and a Level 5 finish is recommended under glossy or dark paints. One cost guide, Housecall Pro’s 2026 painting guide, lists $1.50 to $5 or more per square foot for commercial work, based on national sources that lean residential. Repaint cycles can be planned building by building under facility management.
EPA says its lead renovation rule generally does not apply to offices, stores, and other commercial buildings, unless the work is in a child-occupied facility inside one. In Georgia, schools and day care centers built before 1978 are covered when the work disturbs more than 6 square feet of paint per interior room or 20 square feet outside. Covered firms must be state-certified.
Time depends on the area, the prep, and the number of coats. Weather matters outdoors: one federal facilities specification says not to paint below 50°F, above 95°F, or when the surface is within 5°F of the dew point. Drywall that is wet with clean water and dried within 24 to 48 hours may not need replacing, but sewage-exposed board does, which is where mold remediation comes in.
